The property was acquired for £30 / sq ft in June 2006 in a Joint Venture with Plum Developments from Ethicon (Johnson & Johnson).
When purchased the property consisted of a single story factory complex together with a two storey office building occupying an island site. The joint venture team saw the potential in demolishing part of the factory to leave the remainder for conversion into workshop units, for sale to owner occupiers. Conversion work was completed in July 2007 and the final unit was sold by October 2007. The workshop units were sold at record values in excess of £110 / sq ft. The office building known as Birch House was sold separately in 2007.
